Mold Testing in Ladson, SC

Drainage in Ladson is a ditch, not a slope. The land along Dorchester Road and US-78 is flat pine flatwoods with a seasonal high water table. Roadside ditches are the entire plan for getting rain off it. When those ditches fill through a wet spring, water backs into yards and stands there for days at a time.

The housing went in with that flatness: slab-on-grade subdivisions and manufactured homes set on piers with skirting, mostly from the 1970s through the 1990s, spread across the county lines where Charleston, Berkeley and Dorchester meet. The Coastal Carolina Fair grounds sit in the middle of it.

Standing water against a slab edge does its damage slowly. What happens at the slab edge when the ditches stop draining?

The wall starts drinking from the bottom. Water standing against the perimeter of a slab does not need a crack to get in, because concrete pulls moisture through by itself. The first thing it reaches is the bottom plate, the sill seal and the paper on the back of the drywall sheet closest to the floor. Baseboard hides the whole exchange. By the time a stain shows above the trim, that plate has been wet through several cycles of ditch water.

Manufactured homes on skirted piers get the same treatment from a different direction. Water standing under the floor has nowhere useful to evaporate to, because skirting keeps the air still. The belly wrap and the insulation above it stay loaded for weeks. On ground this flat the condition returns with every wet spring rather than once.

The soil is part of the design problem. Pine flatwoods sit on sand over a tight layer that water does not pass through quickly, so rain perches near the surface instead of sinking away. Up Dorchester Road toward Summerville the same ground behaves the same way. Digging a deeper hole for a downspout accomplishes very little when the water has nowhere below it to go.

Does a dried bottom plate stay dry through the next wet spring?

Only if the water outside got dealt with too. A crew can cut out wet drywall, dry the plate and clean the framing and still hand the house back with the ditch that caused it running full. Clearance sampling after the work tells you whether the air came back to normal. It does not tell you whether the ground will do the same thing next spring.

So the useful order here is drainage, then drying, then an unconnected re-sample once the material reads dry and before anything is closed back up. The re-sample compares indoor counts with the outdoor catch from the same day, which is the only version of the test worth anything in a climate where the yard is never spore-free. Keep the report. Around the Coastal Carolina Fair grounds and the older Dorchester Road subdivisions, the question tends to come back with the season.
